Approximately 322,614 sq. ft. building on approximately 12.45 acres of property. Building construction began in 1962 and continued through 1985. Building was recently renovated in 2023. Floors are made of reinforced concrete, walls are masonry and pre-engineered metal with roof constructed of EPDM, Hypalon and insulated metal. Ceiling height varies from 20' clear to 29' clear space. Water and Sewer is provided by the Town of Warsaw with a 12" main' 6" line for water and 8" main; 4" line for sewer. Duke Energy provides power consisting of two 1000 KVA and 500 KVA pad mounted transformers; one 750 KVA pole mounted transformer; 1600 amps of 480 volt and 2500 amps of 208/120, three phase, four wire power. Sprinkler system is provided with 100% coverage with wet and dry systems. The main warehouse has an ESFR system and the balance of the facility has an average density of .37/2000. Office space is approximately 13,000 sq. ft. of central area including reception area, private offices, open reception areas, conference rooms and restrooms. Additional production offices, restrooms and break area located inside the plant space. There are men and women's restrooms consisting of four locations within the building. There are forty (40) 8' x 8' dock high loading doors with levelers and seals, eleven (11) 8' x 9' dock high loading doors with levelers, seals and three (3) drive-in doors. Parking area includes approximately 100 paved and marked spaces with additional parking available for a total of approximately 336 parking spaces.
