This industrial property consists of a one, part-two and
part three-story manufacturing facility originally
constructed in 1903 with additions in 1966 and 40,000
square feet in 1975. The subject contains 143,370 square
feet with approximately 10,000 square feet of office
space. The building sits on 5.40 acres (additional
adjoining land available).The older sections are of brick
and wood, while the newer sections are of metal
construction. The entrance is somewhat hidden by the
four-bay truck dock and the tool room section of the
building. Within the office area is a conference room,

doorway connects to the 2nd floor of the storage
building, which is one of the older sections of the
facility. On the eastern side of the building there is a

facility that is not in use. There is a four-bay shipping
area on the western side of the building and a two-bay

The ceiling heights range between 16 and 25 feet in the
warehouse and manufacturing areas. The roof construction
is both wood and steel decking with insulation under a
membrane roof w/a slight pitch to allow for water runoff.
Loading Facilities Six dock high loading doors and two
drive-in doors. Electrical Service 3 phase, 480 volts,
3,000 amps. HVAC The offices have complete gas-fired
HVAC, while remaining areas are serviced by a gas heating
system, but no air-conditioning. Fire Sprinkler 100
percent of which 50.0 is a dry system and 50.0 is a wet
system.
